Rent, recorded properly

Every room has a khata.
Every rupee has a line.

Rent collected in cash, part payments, a deposit that was "adjusted" two years ago — most landlord disputes are really a bookkeeping problem. Keep one ledger and the argument usually ends before it starts.

Built for owners with two to fifty rooms. No commission, no tenant app required.

  • One ledger per room, not per chat
  • Numbered receipts you can re-issue
  • Deposit tracked separately from rent
  • Works for PG beds and full flats

What the khata tracks

  • Rent and part payments

Log what was due, what was paid, and when. A half payment in the first week and the rest after salary day is two lines, not an argument in March.

  • Deposit, held apart

The deposit is not income and should never be treated like it. It sits in its own column with a record of what was deducted and why.

  • Per-room and per-bed

A flat has one tenant. A PG has six beds with six different move-in dates and six rent cycles. Both fit the same ledger.

  • Dues before they age

See which rooms are behind this month while the tenant is still reachable, instead of discovering a four-month gap at exit.

How a month closes

  1. Set the rent cycle

Move-in date, monthly rent, due date and any fixed charges such as water or maintenance.

  2. Record the payment

Amount, date, mode and reference. Part payments stay open until the balance is cleared.

  3. Issue the receipt

A numbered receipt for the amount received, with the period it covers. Re-issue a copy any time.

  4. Close the month

Every room shows paid, part-paid or due. No reconstruction from bank messages at the end of the year.

Why WhatsApp is a bad ledger

A chat is chronological, a ledger is per person. Searching a two-year chat for "did he pay October" is not bookkeeping, and a screenshot is not a receipt. The money is usually fine — the record is what fails when a tenant leaves, a family member takes over collections, or you sell the building.

  • A receipt has a number, a date and a period. A screenshot has none of those.
  • Dues per room are visible at a glance instead of inferred from memory.
  • A new manager can take over collections without a handover call.
  • Disputes are settled by opening a ledger, not by scrolling.

For owners

Is this a payment app?

No. Room Khata records payments; it does not move money. You collect rent the way you already do — cash, UPI or transfer — and log it here. That keeps the app out of payment disputes and means there is no transaction fee.

Do my tenants need to install anything?

No. You record the payment and issue the receipt. A tenant can be sent a copy; they do not need an account.

Does a rent receipt have legal weight?

A receipt is evidence of payment, and a numbered, dated receipt signed by the recipient is good evidence. It is not a substitute for a rent agreement. For tenancy rights and eviction, the agreement is the document that matters — get one, and keep it with the ledger.

Can I use it for a single flat?

Yes. The same ledger works for one tenant or fifty. The per-bed view is only useful if you run a PG.

Show the ledger, not the argument.

Every payment dated, every receipt numbered, every due visible before it becomes a fight.
